I just graduated college and played pro ball for a little while in Germany and Australia.

I quickly realized that, if played correctly, the real estate platform could provide a solid foundation of wealth for many generations to come, while simultaneously producing cash flow today and allowing me to retire early.

That assumes working with the right lender and a turnkey purchase with tenant in place, even if the tenant is brand new.

They sell for half the price of brand new stainless from Lowes.

@Powell Chee Playing devils advocate here, it's your first property so I don't know how eager I would be to say "leverage yourself to the hilt!"  

Unfortunately, for this company, they  installed a brand new aerobic system next door (vacant property). 

I like playing with the calculators, and I'm too lazy to replicate them in excel myself.

It all depends on how you play your cards.I'm 29 and have been involved in real estate since 2009, but only in the past 2 years become really serious about it, thanks in part to bigger pockets.

With all of these factors coming into play.
