I would venture to say that having a vet school nearby might gain you a better "class" of pet owners than available to the average landlord.

This is not including the property appreciation, just the cash flow would have been far above the average city if analyzing for 20 years (I am confident that it would have been better than any of the traditional zero appreciation Midwest markets).

We chose Mislata because it's in the top 10 most densely populated towns in Europe with a population of approximately 54,000 in just 2.1 square kilometers which made the average rent very high.
