No matter what, the tenant can leave pretty much whenever they want and it's probably going to be time & cost prohibitive to attempt to enforce the lease on them vs. just re-renting the unit and moving on.

If the prices are reasonable it makes sense for me to hire a pro rather then attempt to recreate processes that work (also I have little to no experience with Globiflow).Thanks and I look forward to some recommendations. 

It seems to be it would be worth an attempt to contact the land owner and at least find out their intentions. 

You can try to acquire phone numbers for the list and attempt calling them up or getting their emails and sending a drip email campaign (which is also a lot cheaper) and see how the response rates compare to direct mail. 

The climate is stale and there have not been any great attempts to address the poor business climate or outrageous taxes.

Jeff,That was an attempt at humor.  3300 seems extremely high.  

Now that I have some distance and more knowledge on the property class I feel I should make another attempt. 

Due to your repeated failure to close by the agreed upon settlement date and your repeated attempts to prolong the settlement date, we have decided to exercise, effective immediately, the right granted to us under the contract of terminating the aforementioned agreement.

I'm in escrow on a 4 unit building and the occupied units have no rental agreements. 1 of the tenants is delinquent 5 months and the seller clearly has not made attempts to evict.
