BP, I’m looking at an 8-unit deal in the Northeast that was historically a non-profit co-op with tenants already in place at substantially below market rents.

As an example: the lender asks for a payoff letter for a credit card or some other debt so that it can be paid off at closing.

I've used a mix of AirDNA, Pricelabs, and Rabbu when looking at deals, but these are not the end-all.

A month at Anytime Fitness will cost you less than $50 and they can shower 20 times a day without a problem.

The plan was to upgrade 10 units at a time and increase rents after that.
