If so, how was it for you and how did it work out? 

One thing so many investors forget to look at is what are the rents of apartments going for in the area and then add the price of the amenities, like pool, workout rooms, clubhouses, ect.  

We've tried to gather at times, but it never seems to work out.

I'm curious if most of you guys hire a GC for your projects or do you subcontract the work out yourself?

@Ned Carey  agreed Ned one horse town.. town loses horse town dries up. don't want to be investing in real estate in that scenario.. and renting to old owners ( if they are foreclosure bail outs) is really tough I tried that for a few years and they NEVER work out.. and subsequently the state of ORegon made it illegal..

Contingencies on financing may or may not work out.

And even in that case the deals may not all work out and that's how things go sometime.  

As the "middleman" in the transaction, they make money on whether things work out or don't work out, so they don't really care about the process once they get the renters' money.

It not unusual for me to forget that I have them until I get a notification on my phone once a month that proudly proclaims "You Got Money":)  It certainly can work out and I am glad it has been for you.
