I see many great looking deals on Roofstock, but it seems as if their properties are overpriced and their "4 star neighborhoods" are ones that I'm told are not good at all, neighborhoodscout says it's number 2 on the crime index out of 100 (1 being the worst), areavibes gave it an F rating on crime, employment, schools, and housing. 

If you have personal assets in the 900k+ range, I think it'd be a mistake not to have coverage. 

My agent now want me to prepare for the worst which is lose the deposit.

Talk to your buyers and ask them what they're looking for.The biggest mistake I hear wholesalers making is that they find an opportunity where the seller won't sell low enough for those numbers to work, or the wholesaler is trying to make so much that they're taking away from what the buyer needs in order to make it work. 

The seller has already agreed to a small concession in preparation to us getting it inspected, which was a big deal for us.Finally, I think at the very worst case is it ends up being really bad and we back out from the offer and lose our inspection costs and contractor estimate costs.

I made that mistake and missed opportunities because I wasn't looking.

What’s been your best (and worst) investment so far?

Two of the rooms upstairs share a bathroom and I made the mistake of assuming that somehow, the tenants would figure it out amongst themselves to take care of it.
