College student renters can be a very good niche if you have a solid property management and tenant screening process so if you have any experiences (good or bad) I would really appreciate hearing about managing rentals in college towns in VA like Blacksburg, Harrisonburg, Lynchburg, and to a lesser extent Richmond and Norfolk.

Although, to some extent I understand their logic regarding the matter, the alternative option they offer up is much slower and doesn't help my cause to get out of the "rat race".

It is a large area, but we are casting a wide net to increase our chances of success.Investing Strategy:Our primary purpose of undertaking this direct marketing campaign is to acquire properties for our own portfolio.

Having too much of a micro-focus on my preferred geographic area to the extent of missing the boat on some nearby up-and-comers. 

I am wide open to suggestions, comments and criticisms, so if you have any, by all means let me know.   

Currently, the cyclical field I work in is at the bottom of it's downturn, this makes me fairly cautious about leveraging myself too any great extent.
