I'd almost recommend having a segregation of duties on those because some turnkey companies are incentivized to get the highest paying tenant regardless of credit/income underwriting to then sell it to you at a max cap rate.You can find a good investor friendly agent and tell them you want turnkey homes, then hire a home inspector once you go under contract to verify condition, then put your go to property manager in place when you close.

When you signed your buyers representation agreement there should be a portion that says CLIENT OBLIGATIONS - at least in Texas there is - In that portion it outlines what your duties are to your realtor.
