Just hit them with the full amount and they will either accept it or leave.If they are an excellent renter (always pay on time, inspections show an immaculate home, good communicators, etc.) then you may consider encouraging them to stay by keeping rent a little below market but no more than 5%.

These tenants only paid their rent on time a handful of times, are terrible at communicating and wouldn’t tell me that they weren’t going to pay rent before applying to the assistance program, and again did not pay rent for 9 months.I texted them today asking what their plans are for when their lease ends end of next month and they wanted to a new lease “so they can save for a house”.

You can literally secure first-position notes against each property and strip the LLC of virtually all of its value, and not make the payments, and the only viable recourse for the original owner would be taking back the LLC and, if you agreed, suing you personally for the loss of value.
