I verified their credit history with Experian, 703 credit score (actually their mother's, who will be on title).I guess you don't know how much a foreclosure costs because all of yours are doing fine. :) I would like to know ahead of time just in case.

That's true that investors in 506(c) offerings must be accredited, and to take it one step further, the sponsor is responsible for verifying that the investors are accredited.

It took me several hours to type everything, print and scan emails to pdf documents, go back to my call notes, and verify everything was factually correct.If anything happens, I'll update the thread.On a side note, while checking everything out, I found out that the listing agent was fined by the State in 2004.
