I think those last two variables are more difficult to control, so the process can be much quicker but is not always predictable no matter how well we may set expectations up front.As far as your experience with lending, a lot of that scrutiny is once again driven by compliance.

And if the SFR was your primary residence then you can exchange for a percentage of the property.

But I highly doubt it because it would have to comply with all the state requirements and there is quite a bit that goes into that and lots of liability too and then they would take their percentage cut.

the 10% cap is an old general rule that people based their initial quick back of the envelope evaluation to see if its worth pursuing more without spending any more time on it.but yes it could realistic to see that depending on a number of variables

I'm not surprised that HELOCs don't allow the same percentage LTV as the 96.5% you got originally, and I reckon neither should you be.
