I evaluated all my student loans and found it saves me a few hundred dollars and a few months over 6 years of paying them to pay off the highest interest loans first then move that "cashflow" to lower interest loans.

I like the student rental concept, but am weary of the geography of the area.  

Like most of young professionals, I've been paying off student loan and maxing out my 401k & IRA account, really don't have much cash sitting around.

However, the urge to invest, flip, wholesale, buy and hold, has been there waiting for its glory day.I was born and raised in Carmichael, CA so I am very familiar with the nuance and intricacies of this area.
