You don't have to like the situation, or swallowing the pride and playing nice to a d-bag who dosn't deserve it, you just gotta like the net results and that's gotta be enough, smile and play nice, because the alternative is not worth it. 

So do you know how it works in Canada and if its possible/ how to do it, this sadly ruins my unbelievably good plan of a 250%-400% NET return/equity and no taxes paid on any of it, and all in only 6-12 months which is SUPER conservative.

I told him the alternative is I'll just pay it off but we'd both rather keep the current arrangement.

Hard money tends to get costly, but may be a good alternative to help retain the property; private money would probably be a better option. 

It seems like a good alternative to regular homes especially with the shortage and the fact that these are finished in less time.
