I also may move to SC in the not to distant future so that has also caused some hesitation to pull the trigger.

@Edmund Fontana - That speaks to the much debated "Due on Sale" clause that is likely present in most mortgages, which may be triggered upon transfer from you to your LLC.

We all realize this MAY trigger the due on sale clause existing in almost all deeds of trust and mortgages, but the actual chance of the lender accelerating the note is quite small.

(Forgive me if I come off a little harsh).  

Not sure what “triggers the clock” on the sol on HOA debts....on mtgs it’s not the first missed payment, it’s the date the loan is “accelerated”.

Question: If I have the borrower's sign a deed-in-lieu before closing the loan, what would trigger my ability to exercise it?

SFH "A" in Johnson County is red hot anything hitting the MLS is priced to the point of no meat on the bone for an investor of course there is a few expectations to that rule.The only way I have found deals is word of the mouth, fact I am looking at a SFH "A" right now, but the amount of work needing done and the value the owner thinks it is worth is a spread that may not shrink to the point of a trigger pull.
