I always am, but we earn much less on paper than most.

The first applicant to turn in the application and hold gets the unit and I take it off the marketIf the applicant fails to provide all necessary paper work or decides to not get the unit they forfeit there 500.00 :-)

I am painting the entire interior and changing the toilets.

On paper I should have my first deal by now, but I am still working toward it.Stay positive and keep taking steps toward your goals and before you know it you will look back at this time when you thought it was never going to happen and think...wow look at my 5, 10, 100+ property portfolio.  

Some may cash flow and look great on paper, but my husband hates being there and doesn't' understand why they are desirable.  

If you take too long to fix the toilet, you could get a visit from an enforcer.

Insist on a paper application before renting but maybe not before showing, however only show it to those who are pre-qualified.

I can see the logic in this, and I am not trying to be a control freak, but I want to put common sense things in the leases like no flushing diapers down the toilet, not storing abandoned vehicles on the property, not storing items in the common areas, no hazardous materials, etc, and recovery of expenses related to various issues. 

The seller and agent could sign a piece of paper hiring an one as a listing agent for 4 hour.
