At the end of the day, it was head shaking that an adult would t be able to figure out how a shower drain works.

From experience, if laundry included in the rent you will have people doing a full load for with just one T-shirt in the wash, leaving their laundry in the wash machine for hours and your water and electricity bill will most likely go through the roof (I learn't that the hard way). 

Please note the differences in the affidavits and commitments on investment purpose and amount of time staying at the properties for these two loan options...

Present them with realistic numbers, don;t care about what the seller thinks, or what the buyer wants, it is completely irrelevant.

You don't want each lender to pull your credit, until you commit to one.

There’s a big commitment difference between spending 5 hours creating a business plan and spending 5 years stabilizing a property.Whether or not I feel underwriting is undervalued doesn’t change the current “market value” of the skillset.

Now that I'm off the corporate W2 treadmill, I am inclined to committing a serious chunk of my time to this business and hopefully get enough cashflow to be my main gig.
