Chipped paint, holes in the wall, floors are destroyed, all the bedrooms are painted ridiculous colors and the kitchen needs to be completely remodeled. 

I have no interest in throwing up a house and four walls, these homes are going to be something people have little to nothing can be proud of because I am driven in this project through the philosophy that your environment affects your self worth.

I think you're going to have the same issue with SF attached as the fire barrier/wall is what makes each unit a separate unit.

The whole one bathroom thing is something I usually just avoid all together unless you budget for a second bath to be added and valuations can support that.

I have recently begun analyzing deals and am working on perfecting an excel tool.My goal is to become a full time investor or own a business supporting real estate investors in the area (leaning toward property management).

Then, find a great lawyer and accountant to determine the best business structure to support your investing and provide the most tax shelter for income.  

BP is a treasure trove of information and supportive members who have a genuine desire to support one another.

My investing is limited to part time as I still have to work an 8-5 jobs since the income from my rental properties is not enough to support my family and the debt against them at this time.  

I would ask for supporting documentation.
