@Katherine Conrad all of those questions will be answered when you study your local jurisdictions landlord tenant laws.

Small apartments are much less expensive to maintain.

The biggest challenge was doing a fix and flip with no money while also having to live in it and maintain full time employment to allow the "fix" part to happen lol lots of PB and Js.

You will have decent tenants while maintaining that 150-200 a door.

It's clearly no one is maintaining it. 

Sometimes it makes sense but most of the time you're better off refinancing and using the cash out (while maintaining 25% equity in the property). 

@Dominic Taylor agree with @Tyler Gibson You need to first study the market and determine if flipping is even a feasible investment strategy.

In the three years I've managed her properties, she's had better tenants that maintain the rentals, each one rents for 15 - 20% more, she hasn't had more than 30 days of vacancy on any of them, and she literally has her sanity back.Most people aren't that bad but most of my Landlords make more money after they've hired me because of the skills I bring to the table.
