ya there were many Bay Area investors who bought 4 plex's through LInda Gurcheck in PHX who learned that one the hard way when the building of new subdivisions came to a screeching halt in 08 to 2012 and many of those clients had 100% vacancies on a 4 plex for year or more.these sold at the peak these 4 plexs for 300 to 350k  in 2010 I could buy them same exact building vacant of course for under 100k each.it is a very big misnomer to think that rentals cannot go vacant.. and of course this is HUGELY regional.. and current economics plays a big factor.

Our savings rate is high but we haven't bought a permanent residence yet.. 1. because our rent is so cheap 2. because we are weighing the options of purchasing a multi-family apartment or something similar 3. because we are a little bit scared of the process.Should we start by purchasing ourselves a home, live in it, fix it up and put it on the rental market or go ahead and start looking for a multi-family unit to purchase with the possibility of living in one of the units & using an FHA 203k loan?

He said the park was bought for $1million, he put 10% down and the seller made an interest rate of 5%.If I understand correctly he put 100k down and the owner made 45k a year off interest or in other words, Brandon wrote a check for $3,750 a month?
