If you don't want to do any of the work, none of the knowledge, zero investing in making your own deal flow, than welcome to the reality of it all, that your just one more on a giant pile of persons wanting to buy those "deals".     

I am not saying Texas is a bad investment but I feel like anyone living in Texas is all about Texas regardless of the future.I have lived in Northern Texas, so I am just speaking from my time there with my real estate investing knowledge today.

So from my experience in Upstate NY with section 8 as long as it has an over head light, atleast one window that stays up on its own, electrical outlets, heating and smoke alarm and has a door that closes it off it is considered a room.

Most everywhere else in Texas does to my knowledge.  

It is just adapting to the times to stay relevant.

@Bruce Woodruff If a contractor has a history of disciplinary actions against them, that will impact their reputation, their ability to generate work and stay in business.

I would stay away from little rock if I were you.
