Does anyone out there that has rental property in Washington state mind giving me a sample of their bullet proof lease agreement?

I just closed on a property (primary) last month.

The cash flow is okay, it's not great, but the principal pay down on this loan is over $10k per year, and this is a great location, so the property value and rental rate will continue to appreciate over time.

Does that apply to my own personal property?

They create the team and a plan, acquire, due diligence, take care of loan products (If needed), oversee construction/renovation, hire property manager (or run in house management,) take care of accounting/taxes/K1s, deal with closing or refinancing.An LP (limited partner) just puts in the funds (after hopefully vetting the GP and team) and keeps fingers crossed while earning mailbox money. 

I see the property is back on the market.

Terms on these property types have fallen considerably in the pst 1-2 months where earlier in the summer interest rates would have been above 7%-8%. 

Could you please share what type of properties and investment criteria you're currently looking for?
