Me being a professional over thinker can confidently say… find something that makes sense and go for it, trust the process.I like BRRR, 18months ago We traveled to atlanta, toured like 3 properties and made an offer…. didn’t went trough… but the owner had another house, a dumpster in sw atlanta, close to US 41 in an up and coming place… fair price and enough upside….We bought it and I’ve been re building it up the last 15 months….Didn’t made us rich, but i got my feet wet and learned a TON now i discovered MTR and chose that route, looking to scale the business

.- with the present market - there are many loan officers exiting since all the refinance business has dried up and also since the purchase business isnt very active ....if you can find a compnay that lets you be a part time LO , this wouldnt be a bad way to get your feet wet

I'm not really asking for advice as much as I'd like to see there be a conversation on this thread... this is a lot of space & I think creativity can flow on commercial projects, which is why I like them so much.I'll attach the floorplan but keep in mind that they aren't 100% accurate, these LiDAR scanners aren't perfect yet so that's why the square footage is off at the bottom...

When you get some insights on that, and then you guys could pay yourselves a decent PM fee as well as your cash flow, if you are ok with those amounts, then it is not a terrible way to get started and get your feet wet.

Without seeing the property in person, and just basing off of assumed unit square footage, and rent pricing in the area both for apartments and townhomes or even regular homes compared to for sale pricing, I do believe the property is about 25k over priced.
