If you do become a part time agent I'd join a team that way if you need help with showings they can.

They are all on the same sports team and have no "proof of income."

Biggest piece of advice I give on 203k’s is just make sure you use the right team and use them in the right order.

This contractor will take me from gutted house to ready-for-drywall (reframing, new siding, finished basement, new siding, new roof, new plumbing, new electric, new HVAC), at which point I will take over and complete the internals with my team. 

After that there's a specific hard money lender I work with who isn't the cheapest but they're damn sure the easiest.
