Good afternoon BP friends,I'm looking at setting up an SDIRA for the specific purpose of buying a single property - an undeveloped lot - and I'm trying to determine if it makes any sense to use an LLC and/or have "checkbook" control for this particular SDIRA.My initial thought is that since this SDIRA would be to buy a single piece of undeveloped land and then hold that property as an investment for the next several years, that the additional complexity and expense of an LLC and checkbook control would be unnecessary.

I'm specifically looking in Dallas, Atlanta and Phoenix.

I have a guy that works way cheaper then he should and does them for about $1300 labor which I know is crazy so I am trying to get a grasp on reality when I start shopping rates again.For a small full bathroom we typically do a complete gut except we keep the tub and reglaze it -  Labor usually consists of ceramic tile shower surround/tile floor - new toilet,light,mirror,towel bar,faucet, shower head - trim and painI know this is region specific but just interested to hear others

How long would you make your study period (what is typical for residential zoning) and what specific questions would you be seeking to answer?  

I've known appraisers who pick and choose specific comparables to anchor towards and specific price point.

Specifically Raliegh and Fayetteville areas.

All other work-foundation, framing, drywall, texture, finish-should be done by a professional.There are many different kinds of laborers that you can hire-licensed general contractors, licensed contractors for specific elements of the building process, skilled craftsmen, and laborers.
