like its some animal of its own.. its simply a company that instead of retailing homes to home buyers  sells them once rehabbed to investors.. nothing more nothing less. nothing different than going to the grocery store and buying your food.. 

But, if you do that simply to force a tenant to move, you are opening up your potential to being sued.

The best way to get all the answers you're looking for is simply to speak with a lender and find out what's possible for you.

The properties are all in relatively good shape and the minor issues we've had the property manager simply took out of my monthly owner disbursement. 

If you served them notice, simply don't act on it.

sure you simply have to make a lot of money.. either choose the tenant pain and the writeoffs that go with it or choose write on s and live with the income and tax burden.you can always buy a plane that will shelter a bunch of income. 

I would simply list it with a agent and sell it.

If it started getting hairy, I would simply say "Here is my lawyers number, feel free to contact them, have a good day". 

The only real "problem" I had was that they provided many different tax forms that needed to be manually and painstakingly entered at tax time as you're technically invested in several different Funds/REITs.
