I know a lot of landlords rely upon these documents to vet potential tenants, but simply doing a google search on Fake pay stubs, fake w-2s, etc... will quickly illustrate how risky it is to rely on these documents.

I sold my previous residence, and someone came in with an full price offer, but it had all kinds of contingencies, selling there current house, getting down payment assistance, getting financing, and I never considered the offer because it looked like they simply liked my house and if everything fell into place they would maybe buy it.

Nonetheless, here is a word of caution to any investors: things tend to move very slowly in the VI, so do not expect that simply because there is talk of these businesses coming to the island, that they will come in any sort of timely manner.
