They broke the lease in so many ways, not to mention the oil tank now is on rock bottom, no heat, no hot water and ill need to pay to have it restarted once they are gone.

Not sure how this suddenly becomes disputable except perhaps this being not the most popular fact on a rei forum:)They are two different animals for sure but at the end of the day the passive paper animal covers the rock and wins.

I also own properties in the Bay Area that I purchased in 2012 (rock bottom prices compared to today) and they don't cash flow anywhere near as good as my turnkeys (which I purchased as the market started to rebound and I got priced out of my local market)... even with all the markup.So, if you can't find deals locally, turnkeys can be worthwhile.
