The contracts normally run with the land so you cannot get out of them and if you buy you are buying and retaining the contract.

This and the girder beam will require the building of temporary walls.Due to foundation movement and water/termite damage there is some sage in both the first and 2nd floors of the house that we will jack up in place before we set the house back down on the new foundation and piersThe basement is half dug-out,half crawl space, so we will build a block retaining wall across to prevent any further wash-out from the crawl space.The brick front porch is falling away from the house, since it's tied into the foundation it is pulling the house with it.

In Michigan, without a license you can retain all payment and sue for any payments made under guise (but usually not worth it).

You could charge the buyer a higher renewal fee for retaining such great tenants but again, I don't see the justification for a higher monthly management fee.- My husband's company does maintenance, lawncare, etc so we would continue with that as well (although extra charges for the new owner as far as repair costs, etc). -- Not sure I follow this point.

And then we didn't actually have the movers start loading the truck until the morning of closing, after we had seen the HUD and knew the buyer's purchase funds were in escrow.We actually tried to negotiate retaining the property until the day after closing so that we didn't start moving until after the closing, but the buyers wouldn't go for it (understandably).

I have experience in all types of PM as well as brokerage and I have been trying to retain a few first clients to go out on my own.I would imagine some of the things needed, somewhat in order, are:1) Infrastructure - stationary, software, vendors, maintenance2) Write up a good contract specifying what services you will be offering and the fee structure involvedHope this helps jump start your thread... :)And the best of luck to you.
