Speed Queen has a very good reputation, but will end up costing my at least $500 more up front.  

I am thinking I will have to wholesale to get some capital and some reputation first.

Ultimately, none of us know the HML you're dealing with, don't know their reputation, haven't met them in person and haven't seen the contract so it's hard for us to judge whether they are legit.  

The buyer won't know whether you used it or not until a few years later, but provided you're either an ethical person or you want to protect your reputation long term (hopefully both) that stuff is a must.

I get commissions, it keeps things out of the gray area, disclosing has only built trust and provided a reputation for future business.

It is the property management that will be the most important aspect in the long run, and although we don't work with HWPG, their reputation is second to none.Good luck1
