Remember that your current tenants won't live there forever, so make sure that you can manage the property without those specific tenants.

I locked at 5.625 for .375 points.Rate buy downs were as follows:  5.5 for .875 points.  5.375 for 1.375 points, 5.25 for 1.875 points or 5.125 for 2.375 points.So I was remembering slightly off.  .5 points gets me .125 percent off the rate.  

Remember though, Adam, that to someone trying to invest from out of state, these prices are not "too much". 

If you can put your money into an asset that is growing at 5-7%, and you can get a line of credit against that asset at Prime, then anything you do with that borrowed money that earns more than Prime is adding value on top of the dividend/interest crediting rate of the cash value in the policy.
