@Josh McCullough Meant to tag you Josh just realized what I did wrong.

As soon as we realized we would not be buying the property, we told him he could stop wasting his time, and our bill was prorated accordingly.  

I've done a lot of maturing since then and realize I should have just started as small as I could.

I was embarrassed at my naive expectations, but now realize I have to put on my big girl panties and DO something.I made several inquiries to mgt firms and am compiling proposals on behalf of our board.None of us have any experience, but are trying to learn and make the best choice.  

I realized that we could also get umbrella polices with the mortgage in our name.

Unfortunately I have been in the middle of getting rid of my own first home for awhile and never realized how many options were out there. 

I realized it wasn't as scary as I thought and much easier to get units that are halfway desirable in the 15-25k range vs. finding a halway decent house for 15-25k.

I realize you're looking for folks with expertise specific to Georgia, which I do not have, but I wanted to offer a suggestion.  

Most people that wander into the model home unescorted don't realize that the nice lady or gentleman works for the builder until they are signing the contract.

So a seller saved 2% but lost 4% but they walk away smiling about how they saved 2% not realizing it cost them 2%.
