@Andrew Beaver I look on Craig's List where we advertise and call my competitors to find market rents.Also THE DAY a Tenant tells me they're moving, I put a huge sign on the house and tell all the other Tenants and neighbors; This is a chance for you to pick your new neighbors!

I have picked up many REO's after being put back on the market after another has walked away. 

Then I tell them not in that budget, I pick and choose what I think can be done with their budget, if they're ok with it, that's fine.

I picked up this property through the MLS as a probate sale.Project has been 3 week behind schedule due to lousy window contractor, which is also holding backing painting the exterior. 

Now pick two...Furthermore, if you don't have a relationship with this contractor then you're a nobody.
