Best advice - maintain your properties, have solid contracts that you actually understand (not something random from the internet) and a good insurance policy, practice clear communication with tenants and vendors, and have defined processes that set expectations.

Looking at this thread it is almost hilarious how most of the posters that have the most disparaging remarks to say about the Section 8 program also don't have the "cohones" to show their picture, full name and location in their profile :-)    It's almost like being on some random message board with folks hiding behind random screen names.Anyway,.....Section 8 and the tenants that come with it are far from perfect.
