Yes I can put 20% down however I'd prefer not to if I don't have to.Since it would be owner-occupied I'd expect better terms than a pure investment property.On the newest podcast they discussed a 10% down owner-occupied portfolio loan.That's an example of the type of product I'm trying to get information on.

Account Closed I doubt this is going to be much of a deal, but there might be a few bucks to squeeze out.Running off the assumption that you'll sell it for 90k:70% of ARV = 63k (this is a good rule to look at properties from a purely numbers based perspective)  The 30% covers closing costs when you sell and holding costs while you renovate.How much is the renovation going to cost you?

Not to mention watching a bank account decline on month-over-month probably 50% of the year.I can see doing it if you want to spend time there during the off-season, let friends and family use it during the off season, etc. but on a pure ROI basis I've always found better options in multi-family.
