This is not a strategy for the primary residence of individuals as they would utilize the $250K/$500k Section 121 exclusion nor investors who plan to reinvest the proceeds into another property as you would simply use the 1031 exchange for that purpose.  

If you're not putting your money in, you should be entitled a promote percentage which is 10-20% tops since you don't have a track record, and you're in a small market.

When I got the loan they indicated that I could not borrow against the home for the life of the loan since they are a non for profit agency that's sole purpose is to keep people in their homes without the possibility of them screwing it up by doing a cashout or heloc.
