There are regulations that prevent my lending on those.  

If a contractor says they will fix A, B and C within 3 months for 25k, is there any way to prevent them from saying oh, sorry, A, B and C will actually be 30k, we also need to do D and F which will be another 15k, and it'll take us 5 months?)

I simply have been paying the loan until now when I having been having health problems which have prevented me from working.

Assuming that there are no laws in AZ that prevent your servicing the loan without a license.

Hello BP pros.I have a question of how you guys prevent your AC from being stolen in a SFH while rehabbing.

Make sure that your property management company is efficient (stay on top of preventative maintenance, inspections, and collections) and reasonably priced (ask for a multi-unit discount).  

If doing the labor myself saves $2500 in labor costs, but prevents me from getting the flip back on the market and/or increases the holding time - I have to decide which works best for me.
