My returns on that money is many times higher that that stupid 401K stock account. 

For the time being I bought a bit more oil and gas stocks as a way to get a bit more exposure to the area without buying a piece of property..yet!

That said, the whole world (almost) of capital gains is eligible for deferral -- short or long term gain, sales of property, businesses, stock, bitcoin, art, etc.

Since the 1980s (really since 1971 going off the gold standard), financial markets (stocks, bonds, and real estate) have been greatly influenced by Central Bank manipulation of interest rates and other extreme monetary policies.

So basicly you end up "investing" by giving your $ as a no collateralized loan.I predict this will turn into a Ponzi Scam once the Market has a significant downturm

really comes down to a few items.1. is this passive or active.generally speaking better properties will be much easier on the management side of things and more predictable income along with worth a bunch more money down the road which is were wealth is created 

If you want a loose comparison to the equities world  DSTs are not designed to be "growth stocks". 

I meet with several Economists monthly who all predict the growth for AZ in the Greater Phoenix Area including the Southeast Valley for the next 5 years conservatively speaking.
