Maybe would it be wise just to focus on buying the property and worry about the refi later.

With things like finding a wholesaler/investor friendly attorney/title company, finding all of the legal docs, creating a power team, LLC, etc thank you in advance and hope to here from someone soon!

They provide money and keep me focused on building buildings rather than spending my days jumping through hoops to qualify for loans. 

Also been studying up on lease options, but with a multifamily focus.

So if your rent is less than a mortgage payment + monthly property taxes + homeowner's insurance and PMI (if applicable), you might actually be increasing your purchasing power by renting!
