I encourage anyone to steer clear of contractors not willing to be transparent on the scope of work.

*And I will note that I have a fairly conservative/cash-flow approach to real estate and always have at least 3 exit strategies on every deal, just in case…if you're considering becoming a private lender, I would strongly encourage you to get to know your borrowers AND their investment strategy [critical]**I apologize for the long post, I just wanted to share how my Private Money Lenders changed my life as an investor.

I am looking to leverage for myself by living on the property to encourage investors to work with me. 

I would encourage you to think about what you really want to achieve as this might guide you to the strategy most aligned with that.

I'd also encourage you to look at the deltas, or change, for some of the indicators mentioned above.

Most importantly it's mobile so I can access it anytime and respond to tenants quickly versus having the tenants communicate with me on multiple platforms.
