Also in NJ you cannot charge an extra "pet deposit". 

We charged $25 extra per month per pet. 

The bottom line for me has been to learn to simply stick with business as usual: tenants pay market rent, sign the lease, no smoking, no pets (I'm one who won't take either in rentals I initiate) and pay the late fees where applicable.

I'm not one to put myself in an echo chamber, hearing only what I want to hear and my own thoughts parroted back at me, so I listen to their concerns and the horror stories and the "friend of a friend" disasters.  

Any other animals are subject to prior approval by Landlord and additional pet deposit and rent at the discretion of the Landlord.
