I am evaluating a mobile home park and would love to get your thoughts.

- not best area due to crime, bad schools, but location is good for people working in city.no-one car garage only, on street parking might be tight, 2-3 car can fit in drive way - current owner brought around 700 in 2017, asking 1.1M  not sure if its worth,  comp does not justify. - seller is in hurry,  want to list on market soon - seller only upgraded major appliances,  flooring and crown molding, overall asking price seems too high.

The fact that the park is abandoned is also a cause for concern.

You also need to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc. 

Turns out the structure is a 60 X 40 building. ½ of the building has 2 huge garage doors and this is where he parked his RV’s and had a workshop. the other side of the structure has (according to him 2 bedrooms and a wooden deck on the side (so you can come outside on the deck and enjoy the view I guess) He says he rented out one of the rooms back in the days and a water heated broke and messed up the downstairs bedroom and he never fixed it up.

Parking your money to wait on a deal to show up is like taking your best players out of a game to wait for the other team to get tired before you put your players back in.

No dog park for him this weekend.
