I had 2 failed attempts at buying my first flip last year.1st failed attempt was because I had my mortgage broker wait until 48 hours before my closing date to start the paperwork on a rehab loan.2nd failed attempt was when my lawyer backed out after finding out that the bank’s appraiser told me to break and enter the house to remove black mold.

What i seen is that you can still file eviction for non payment of rent, the judge will hear you case I understand they have certain instructions at this time with new CDC mandate as far as I know they will have to prove something to the judge in order not to get put out.I know there is some paperwork the tenant can fill out in order to protect them from the eviction I just filed one for one of my properties the hearing is next week we will see what happens.Im not giving you legal advice it is always recommended to talk to an attorney.

Take in 5000 apps, have them all order the appraisal, have them all submit paperwork, and cherry pick the 2000 or so that they will actually fund.
