For someone that's not as conservative, or a different view on the next recession, they might have a different opinion than me on all of this2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

@Larry Turner at the duplex level, your concerns are primarily the same as single family, plus add historic financial statements.Beyond building condition, I would make sure you know market rents, and what quality of finishes are required to achieve this.

If you’re using quality skip tracing, you should be able to get back info for both husband and wife without having to separate into two records.

The reason I ask is because when I was doing some wholesaling a little while back (I still wholesale), I would take tons of High Quality pics & shoot high quality videos, but no matter what when I sent them to my “investor buyers” they always insisted walking the property themselves...

I try to keep my properties in good shape to attract better quality tenants, and many times they see that I keep the property in good shape so they do too.For example, my condo tenants are happy with their utility bills because ive our in new furnaces and AC units.
