My one time response was that my wife would be her point of contact going forward and to stop texting me.So I shared the messages with my wife, copied them for my files, file an online police report documenting the accusations/harassment, and had my wife write the tenant a letter.The letter granted tenant permission to move out upon a 30 day notice (she's got 9 months left on lease) and gave her a Google Voice number to call to get a hold of my wife.

It cost the title company money to pull a full title (they can do a prelim search and look some stuff up if its online) so they usually want to make sure you have somebody who can close so they dont get stuck with a bill for a property that will never close.
