Don't let the price scare you off and just look for the motivated sellers. 

If s/he marketed good enough to motivate you to make a post on an internet forum, I would imagine his/her phone is ringing off the hook!!!  

If you comment with a question or two, you'll probably get a response as well, :).The podcasts are great as well- informative, thought provoking, inspiring, motivating, and very comical sums them up.

I've reached the point where I start talking to motivated sellers.

I try and have multiple ways for motivated sellers to find me: internet, mail, signage, etc.

They need to be highly motivated (like facing foreclosure) for this to work.  

That helps inspire and motivate other new investors.
