@Chris Mason @Eric Veronica I appreciate you guys taking the time to respond, I did get the "you can get an appraisal but it may not be worth it if we cant find comps" from the one lender, but I get your point that it might be worth the $500 or so and hoping we can find some comps to do the deal.

Owning houses or apartments is an excellent part of any investment portfolio and holds an opportunity for a steady stream of income, in addition to a nice profit when you sell.

If they can let the note go for a nice discount i am certain the borrower would sign the deed over no questions asked.

A handy guy did some heat and hot water maintenance in a triplex property for me.

I know this probably has alarm bells ringing at this point, the new guy that thinks he can make it buying up cheap properties in Detroit, but as David Green says in his book, a good property manager can have success with this.

I know from my experience that the investment property seems always little over priced and loan rate is also higher than conventional loan.What do you guys think of 5.35% loan rate for the 30years fixed 25% downpayment at today's?

I guess long story short, we are looking to see if you guys are having similiar issues in your area, if not, how come and what systems have you put in place to mitigate some of the issues we spoke of above.
