You want a loan officer who knows all the nooks and crannies of the rules you'll need to navigate together to borrow as much as is possible (or appropriate) at the lowest cost.Offering scenarios (your own, clients, situations you imagine encountering) would be a good way to get a feel for how well a loan officer knows their stuff.  

I find talking to ppl is faster than trying to navigate websites.

Completing a successful rehab out of area your first time out means navigating a lot of questions.  

Same 70s carpet, kitchen, wood paneling throughout, and an unfinished basement that already has roughed in plumbing for an additional bathroom, never been painted since he owned it, a hilly gravel driveway that only 4 wheel drive vehicles can safely navigate to get out, unless it is re-graveled every year because of erosion.  

I can see how just getting started will you give you momentum, even with financing deals (cash-flow can be saved, HELOC will become available, experience, etc.).Any and all advice on navigating through this would be great.
