I work full time as a professional staff member at a university in Philly and with the growth of my career in higher education I'd also like to start growing my real estate portfolio.

A lot of growth, lots of buyers, the prices were driven up and inventory down.There are other markets other than Indy and KC (I'm not a huge Midwest fan myself).

My growth properties (more or less) offset my income properties, as anything I pick up during the year is going to either break even or show a loss on paper, by the time you consider depreciation, rehab costs, etc.

Grow the area if needed but always be the expert.

We typically don't experience huge market upswings or downswings, we experience a small level of growth annually which can be protection from major market corrections other areas experience. 

I just find it hard to believe this "growth" isn't occurring anywhere else but on a few items of clothing.

I think it is a powerful tool for growth if used with great care, but one must also be aware and respect the fact that it can also be a powerful tool for destruction.

I've watched similar events unfold in friends and family members businesses that have experienced good growth as well. 

I'm looking for growth and I'm currently thinking it'd be great to do something like a 1031 exchange of the property as a down payment on a medium-sized apartment complex.Other alternatives include splitting up the lot into two separates and building a second house.Thanks for any advice and let me know your thoughts!
