The following discussion is just on Cargo Containers.Only if you have cheap/extra land and can do rock roads (if you have to have concrete/asphalt roads, you need a higher return unit).If your in the country and your zoning allows it, go with 20 foot Cargo containers as a good part of your mix.

The other was a mixed use commercial we 'stole' for $50k cash, It has 3-4 apts, offices, a warehouse, a paved lot for 8 trucks, 8ft fencing complete with barbwire.

Water and drywall do not mix so I'd be scared of ripping the paper face and then having to deal with that.We tested for asbestos and lead paint and we're negative.

You are mixing up two different things.You will probably form an LLC that will own the property.You will then have to decide ownership percentages, who managing partner will be and who will do what.For tax purposes, you will need to decide on corporate type: C-Corp (no), S-Corp (maybe), partnership (1065 tax form).
