Unlike leads you can order online from a generic website, I can guarantee that the leads I pull are fresh (60 days or less), off market, and I use a ranking system to determine which sellers are most motivated based off of factors such as the executor of the property living in a different state and the amount of siblings the house has been inherited by.

Sean,Having owned one of these on Kauai free and clear (inherited), I've yet to figure out how anyone can make money with a mortgage.

Besides no longer working a 9-5 job I want to leave behind an inheritance for my kids instead of debt.

The numbers look good but I will be inheriting 3 tenants.  

Keep in mind, when you inherit a tenant, you inherit their lease.

@Amit M. what do you think of my thought as certain markets in the US are now like prime Europe or other world wide elite locations and as such .. are going to see real estate transfer by inheritance not sale. ??

One of the tenants I inherited was on an 18-month lease until Sept '18.  

We had inherited tenants in our building  who were brothers, both married, so 2 out of our 6 units were occupied by these brothers.   

Moving here, inheriting debt, and eventually buying this house has never been beneficial to us in any way.I don’t want this to escalate to anything physical or violent.

(We inherited the renters, they've been great renters and we decided to not raise the rent.)
